2. Negotiate for the acquisition of land for the benefit of the Urban Poor Beneficiaries.

3. Preparation and drafting of Memorandum of Agreements, Contract to Sell, Letter of Intent, Deed of Sale, and all other documents pertaining to the acquisition and sale of the land between the private land owner and urban poor association, with the assistance of Local Government of Pateros acted as Originator.

4. Assist the urban poor association in securing the approval of subdivision and site development plan, including legal and technical requirements.

5. Assist the urban poor association with the National Home Mortgage Finance Corporation, National Housing Authority, Presidential Commission fo the Urban Poor, and other national and local agencies for the compliance with the law, Urban Development and Housing Act of 1992 (RA 7279) and Local Government Code of 1991 (RA 7160), and other pertinent law governing Urban Poor Development Project and Compliance.

PERSONAL NOTES

  • I grew up in an urban poor community and rose from the ranks, beginning in the private sector and later serving in government. I embraced every opportunity to develop my knowledge, skills, and leadership, completing my studies while serving as an elected official. I have shown that age and social status are never hindrances to achieving one’s goals. Despite obstacles, I earned my college degree in 2016, completed special courses in 2017, graduated with a Juris Doctor in 2023, and most recently finished my B.S. in Real Estate Management at Philippine Christian University in 2025.
  • Through perseverance, self-study, and hard work, I have proven my commitment to lifelong learning. I believe teaching and legal practice are deeply interconnected, and—like public service—both are callings that demand integrity, dedication, and passion. If given the opportunity to serve as a part-time instructor, I will not only teach but also inspire and influence students, nurturing their knowledge and skills while guiding them to think critically and act ethically.
