Monitor all managed properties' compliance to both company and government requirements;

Ensure that all properties have complete manpower requirements managing the site;
Act as the Property Manager if the existing Property Manager is on extended leave or has already left the company wherein the Property Manager Reliever is also assigned elsewhere;
Conduct mid-year performance review and annual performance appraisal to all Property Managers;
Issue and review notices of explanation sent to all Property Managers;
Mentor the Property Managers to better manage their respective properties.

Job Summary
To coordinate with Federal Land, Inc. (FLI) and Federal Property Management Corp. (FPMC) regarding all activities related to the turnover of the property to which he/she is assigned.
To perform all property management functions and activities for the unit owners.
To be in common spirit/ideas with FLI and FPMC in the maintenance and enhancement of all developments at the site by being proactive.
To keep FLI and FPMC informed of the property requirements of the site.
Functional Duties and Responsibilities
Strictly enforce approved House Rules and Regulations.
Constantly review house rules and propose any necessary revisions to property owners.
Develop a detailed security plan for the property.
Ensure that the Security Officer-in-Charge (OIC), or in his absence, the Assistant OIC, is able to take over regular operations in the absence of the Property Manager (PM), the Property Engineer (PE), and the Administrative Assistant (AA).
To keep FLI and FPMC informed of the property requirements of the site.
Determine housekeeping (cleanliness and order) requirements of the property.
Ensure that cleanliness and order in the property are maintained at all times.
Ensure that the PE develops and implements systems necessary to maintain the property and all machinery and equipment in the property.
Ensure that the Head of Technical Maintenance Personnel is able to take charge of regular operations in the absence of the PM, PE, AA, and Security Officer-in-Charge (OIC).
Make regular updates to the Operations Head and President for FPMC on all concerns regarding the property.
Develop a 24-Hour communication system to ensure that all information regarding operations and other unusual incidents are relayed to the PM, and, depending on importance and urgency, to the Operations Head.
Prepare all requirements and coordinate the schedule of all meetings of the Board.
Ensure that all government requirements are complied with.
Determine and implement ways to increase revenues for the property.
Develop an annual operating and capital expenditures budget for the property, considering all items requiring budget allocation.
Find a way to have an alternative source of revenue for the Condominium Association to be able to finance special projects to enhance the property.
Analyze variances between the actual revenues and expenses and the budget.
Develop and implement activities that will improve harmonious relationships within the property, and between the property and the neighboring communities.
