o Monitors compliance of tenants/lessees on the terms and conditions in the Lease Contract of leased investment properties.
o Prepares and distributes billing letters for rental, collection notices or demand letters and collect payments to avoid delinquency of accounts.
o Maintains and updates records in Real Property and Lease Management System for accounting control, financial recording and reporting of investment properties.
o Receives postdated checks from tenants/buyers and submits to concerned organizational unit for validation.
o Monitors rental/amortization payments of tenants on leased investment properties.
o Prepares memoranda, communications, reports and other written materials pertaining to the operations of the unit.
o Reconciles reports on rent /security deposit of tenants against statement of accounts provided by Investment Accounting Department.
o Examines accuracy and correctness of billing statements.
o Prepares necessary documents needed in the conduct of bidding.
o Conducts inspection on leased investment properties possible to be vacated by tenants in coordination with concerned unit to assess/ identify damage on the property, if any.
o Provide assistance to queries of tenants/lessees and other organizations.
o Performs other functions that may be assigned by the immediate head or as required in official issuances.
o Responsible in analysis, processing, maintaining and reconciling financial transactions
and information on real estate loan accounts in subsidiary ledgers against general
ledger from other organizational unit. Processes fully paid real estate loan accounts,
prepares and issues notice of full payment. Creates, maintains and updates real estate loan
subsidiary ledgers. Collects, analyzes and summarizes accounts maintained by the unit, and
prepares financial reports such as aging of accounts and delinquency reports. Provides
assistance to queries and concerns of borrowers and other organizational unit pertaining to
the operations of our unit. Prepares correspondence, memoranda, reports and other written materials such as statement of account and disbursement vouchers. Reconciles financial data onreal estate loan accounts maintained by the unit in subsidiary ledger against general ledger from General Accounting Department.
