- In-charge of daily operation and maintenance of all HVAC units such as AHU, FCU, Chilled water pump, chiller, ice tank PAF, PF, EF, Window, Split unit, package type A/C domestic and submersible pump. All these units are equip with BMS and thermal energy system.
- Monitor through BMS computer system, if there is alarm or non-operational equipment including checking of chilled water pressure, temperature, glycol percentage, and ice tank level, make up tank and conduct daily visual and auditory inspection of all equipment to assess the function.
- Perform periodic preventive maintenance by cleaning of air filters, indoor, outdoor coils replaced bag filters; apply bearing lubricant check tightness and alignment of fan belt. Inspection of motor terminal connection and wires including DDC, MCC panel component.
- Perform trouble shooting and repair like replacement of compressor, poly phase induction motor, charging of Freon, reprocess of system, leak testing, copper pipe brazing, replacement of bearing, fan belt, shafting, alignment, modification of controls. Changing pumps, circuit breaker, contactor and conduct balance flushing of chilled water and apply ethylene glycol
- Works as BMS operator if the person in charge is not available
- Performs electrical works ,plumbing carpentry work such as install additional lights, power supply outlet, charging drawer and door lock, door closer, replace toilet hand spray, repair faucet clogging and leaking drainage.
