Joined as the pionoeer Project development personnel of Puremart stores (Convenience/Grocery Store) and tasked to create the standards of Puremart Store building design for construction
Mainly responsible on the over-all development of a site from zero up to the Physical store tun over to Operations Department.
Has turned over 104 Operational stores in a span of less than3 years and with more than 20 stores on-going design and construction development.
PLANNING
1.) Involved coordination with the Legal and Site Acquisition Team in checking the feasibility of a project site for Puremart construction through on site and document checking.
2.)Prepares preliminary layout for store design
3.) Makes sure that store designs are compliaant to the design standards set by the NBC and Local ordinances per Municipality 4.) Sets the design standards specific per project for working drawings 9Complete Set) production by Planing team ready for Building permit processing in accordance on the Project Costs
PROCUREMENT
1.) Prepares over all Project Development CAPEX including construction and OSM Costs Sources, Accredits and engage with General Contractors to be assigned on the project implementation
2.) Sources, Accredits and Approves OSM Suppliers including Signages, Airconditoning Equipments,Generator Sets, Lighting Fixtures, Tiling Materials,Glass works, etc.
PERMITTING
1.) Monitors the preparation of Leasing documents for application of Building and Occupancy permits
2.) Monitors the over all processing and tracking of permits
CONSTRUCTION
1.) Over all monitoring of construction progress through coordination with my construction teams and contractors making sure that timelines are met
2.)Prepares and projects the store turn over timeline for Operations and other set-up departments reference
3.) Provides progress reports to the Management
MERALCO ENERGIZATION
1.) Over all monitoring of the step by step procedure of the application for Meralco store energization per store
2.) Coordinates first hand on the Meralco Management and technical personnel in tracking the application status
3.) Provides and set energization schedules
STORE MAINTENANCE
1.) Heads the monitoring of all the store maintenance concerns through a group of store Building admins responding on the store concerns.
2.) Prepares cost proposals for store maintenance repair works Monitors and controls Operational cost
1.) Conceptualized and established the design and construction standards for the Minimart projects under Alphaland Makati Tower Inc. - PUREMART which now has 40 turned over stores since September, 2018.
2.) Over all management of Store construction from store design conceptualization, working drawings preparation, bid documents preparation, project procurement and awarding, sourcing of owner supplied materials, construction progress monitoring upto construction turn overs and han-overs to set-up team
3.) Meralco applications ( Application docs preparation upto submission of contracts and Store energizations)
1.) Design conceptualization of various projects including residential, commercial and institutional projects
2.) Prepares design development drawings ( Architectural, Electrical and Plumbing plans) for building permit application
3.) Cost estimation for construction bidding
4.) Handles construction project management works including sourcing of materials, preparation of construction schedules for site workers and daily site supervision
5.) Coordinates with sub-contractors for site concerns - Preparation of shop drawings
Generally worked as an assistant to Senior Architects and Engineers in preparation of working drawings of various retail store spaces. Also involved in construction supervision and site coordination activities in order to deliver and turn over new stores to operations department.
